Inexpensive Upgrades To Help Sell Your Home Faster

In a buyer’s market, your home needs to be competitive.  With a large number of homes in the market, your home should stand out from the others in your price range.  This will get your home sold more quickly.  The problem can be knowing how much of an investment to sink into your home to help in the selling price.  In a buyer’s market and with the low home prices we are seeing now, it is best to be conservative.  You don’t want to sink $50k into a brand new kitchen or addition because you might not see the return on investment.  Instead, think wisely about what is needed in the home and make some inexpensive updates.

Examples:

  1. A fresh coat of paint.  This is something you can do yourself, just make sure you edge well!  All you’ll spend here is the cost of the paint.  Take a weekend and invite your friends over for a painting party.
  2. Window treatments:  These can get expensive but it doesn’t have to be!  Hit up Walmart for some inexpensive sheer shades that can be automatically adjusted to fit most windows.  Then invest in some new drapes.  Again, go economical.  They don’t have to be the expensive shades.  Just something new and fresh to introduce color to the room.
  3. Color code each room to the new shades with some inexpensive and neutral decorative pieces.  This can make a room pop!
  4. Declutter:  Think about it this way.  You are going to be moving anyhow, right?  So start packing away all of your knickknacks into boxes and declutter your space.  Put away all personal pictures, books, papers, toys and personal mementos.  All of these things should be stored away so that your home shows more space.  This allows buyers to envision their own personal things in your space.
  5. Curb Appeal:  Spend some time on the outside appearance of your home.  Curb appeal accounts for a lot.  You don’t need to spend big money on an expensive landscaper if you can devote a weekend to some serious yard cleanup.  Then maintain it.
  6. Kitchens and Bathrooms:  Once the above is completed at minimum cost, the rest of your upgrades should be devoted to your kitchen and bathrooms.  These rooms are the selling points of any home.  You don’t have to dig deep to get a brand new kitchen and if your kitchen is outdated, you need to upgrade to be able to put your home above the others.  Instead of a full upgrade, consider cabinet refacing as the economical alternative.  You essentially get a new kitchen but at a fraction of the price.  The buyers will think the kitchen is BRAND NEW!  The same can be done for your bathrooms.

Kitchens Sell Homes

Kitchens Sell Homes

One of the biggest obstacles to overcome in successfully selling a home has to be an outdated kitchen and/or bathroom.  Real estate agents and for-sale-by-owners always have this problem in a buyer’s market when the market is saturated with other homes for sale.   People want the best deal possible so if a similarly priced home is available in the area and has a better kitchen and bathroom, that is the home which will move first.  When your kitchen is outdated, you could sit on the market for months and months and face price reduction after reduction.

The truth is, if you put in the effort to have your kitchen updated, you will usually sell at a much higher price.  Without the upgrade, you will sell much lower.  And the difference in between can be catastrophic for many sellers.  The amount of money you pay for an upgrade from A Classic Kitchen Front is usually much less than what you would lose without an upgrade.  And you would likely make your money back with a higher selling price.

While traditional kitchen upgrades can be extremely costly, A Classic Kitchen Front provides INEXPENSIVE solutions for entire kitchen remodels which are a fraction of the cost for traditional kitchen makeovers.  Really!

Example*:

Two Homes: same style, same neighborhood, same year build, similar SF, acreage and number of bedrooms and priced according to the market.

Home A
No Kitchen Upgrade
List price:  $300k
After 8 months and several reductions, finally sells at $250k
$50k Loss

Home B
Kitchen Upgrade From A Classic Kitchen Front -$7k**  (What?  Did you think it would be $50k?  Not with us.)
List Price $300k
Sells in 2 months at $315k
+8k Gain

The point is, you stand to lose MUCH more without an upgrade.  Conversely, you should sell at a higher price point when you upgrade, getting back the cost of the upgrade.

*This is just an example and actual selling prices will vary from homeowner to homeowner.
**The cost of a kitchen upgrade from A Classic Kitchen Front will vary according to kitchen size.

New Kitchen

Cabinet Refacing for NH Home Sellers

A great way to improve the chances of your home being sold with a better offer price is to upgrade the most important room in the house – the kitchen.  Traditional costs associated with a kitchen makeover are enormous.  So what do you do if you don’t have $50k in your back pocket to rennovate the kitchen?

Easy.  Call A Classic Kitchen Front at 1-800-432-2348

If your kitchen looks like this:

1970 Kitchen

You might have a difficult time selling.  People don’t want to buy a home stuck in the 1970′s unless they are looking for project homes at rock-bottom prices.  Buyers want to see an updated, modern kitchen.

Cabinetry is the most expensive feature of the kitchen.  But home sellers don’t have to go about replacing them any longer.  With cabinet refacing, we can transform the look of your entire kitchen at a fraction of the cost of new cabinets.  We keep you boxes in tact, and reface the doors and outer sides of the cabinets.  We can give you what looks like BRAND NEW CABINETS to match any look you want.  Not only does it cost less, it can also be done in a few days, as compared to a few weeks.  In one weekend, we can transform your kitchen into a seller’s showpiece.

We don’t stop at just cabinets.  We can also provide you with new counters (even granite!), new hardware, backsplash and more.

And you thought you had to shell out the big money for a kitchen makeover.  Think again!  We are leading NH real estate agents best kept home-selling secret!

Upgraded Kitchen

Home Buyers Prefer an Upgraded Kitchen

The main room in any home is the kitchen.  It is the focal point and the selling point of the home.  You can have a wonderful layout and be in one of the best neighborhoods, even have the home priced at fair market value, but if your kitchen still looks like the last upgrade was from the 1970′s, you might find it difficult to sell your home.

The reason why is because home buyers look at an outdated kitchen as a huge expense.  They see it costing them huge bundles of money down the road for the inevitable upgrade.  And then what happens?  They pass on your home, even though it has everything they are looking for, to buy that other home with a newer kitchen.  Yes, kitchens are THAT important.

So what do you do if you don’t have $50k laying around?  You call A Classic Kitchen Front prior to listing your home in the market.  We provide custom kitchen cabinet refacing to upgrade your kitchen at a fraction of the cost of traditional kitchen makeovers.  We can actually create your dream kitchen.  You may even end up wanting to stay rather than sell it.  I digress.

This new kitchen update will also only take days as opposed to weeks or months.  This means that you can have your house on the market immediately after your initial contact with us.  With an upgrade such as cabinet refacing, the buyers will think you spent vasts amounts of money and your home will look extremely attractive to the right buyer.  You will beat out the competition and you could get a higher bid price.

So what are you waiting for?

How to sellyour home fast

1 Preparing your home to sell – make it look great

Presentation is everything! Home buyers are attracted to clean, spacious and attractive houses. Your goal is to dazzle buyers. Brighten-up the house and remove all clutter from counter tops, tables and rooms. Scrub-down your house from top to bottom. Make it sparkle. Simple aesthetic improvements such as kitchen and bathroom cabinet refacing, it used to be that the living room was the favorite room of the house. Nowadays, the kitchen is where the family gathers most frequently and spends the most time. The size of the kitchen doesn’t matter as much as the overall appearance. The cabinets are the first to be noticed. If they are old and outdated, it could be an instant “no, thank you,” from a buyer. An outdated counter is less noticeable but just be sure the cabinets match the counter in color. An updated kitchen is extremely important these days. If you put money into only one room in your house, let it be the kitchen. Trimming trees, planting flowers, fixing squeaking steps, broken tiles, shampooing rugs will greatly enhance the appeal of your house. Also, make sure your house smells good.

2 The simple key to selling a home fast is to price it right.

To sell your house fast, you have to find a price that is attractive to buyers. The best way to do this is to look for comparable houses in your neighborhood that sold fast. Find out how much they sold for and compare your price to the prices the other houses went for. If you are priced higher, than you need to take a deep breath and lower your price. When it comes to pricing your house for a fast sale, do not try to recreate the wheel. Just follow the lead set by neighbors in your area.

3 Find the right realtor

Your best option for selling quickly is to give the job to a professional, and let their experience guide you. A realtor knows all the ins and outs, as well as what selling strategies work best in your area. They can help you set the right selling price for your property (which is the second most commonly offered piece of advice to help your home sell quickly), offer concrete suggestions for improving the chances of a sale, hook your home into the Multiple Listing Service, and guide you through every step of the selling process.

4 Paint

A fresh coat of paint is a quick and inexpensive way to make your home look fresh and appealing to potential buyers. Choose soft, neutral colors, so that potential buyers will be able to view your home as a “clean slate” for them to make their own. Paint ceilings and trim as well. Remember that light colors will make a room look larger and brighter.

There you have it. Apply these tips to sell your house fast as the peak home selling and buying season is upon us.
